How can I build a house in the A-1 Agricultural Preservation District?

 

CHECKLIST FOR BUILDING A HOME IN THE A-1 DISTRICT

Lot Requirements

  • The lot must be a lot of record. This means that the legal description of the lot has not changed since May 10th 1978. You are only allowed 1 home per lot, after the home has been built the property may be subdivided in compliance with the zoning regulations. However, no additional homes are permitted. 
  • The lot must have a minimum of 2 acres or what the code required at the time of the lot’s creation. (note: no previous code allows for less than 20,000 square feet)
  • The lot must have a minimum of 250 feet of road frontage or what the code required at the time of the lot’s creation. (note: no previous code allows for less than 100 feet of road frontage)

Please note that if a Lot of Record is changed in any way prior to construction of a home it looses it’s Lot of Record status.

  • Contact the Planning Department (815-547-6698) in order to see if the lot meets the requirements and to get a list of required setbacks and permitted uses within the A-1 District.
  • Contact the Health Department (815-544-2951) to determine the soil suitability and the appropriate location of a septic field on the property.
  • Contact the Building Department (815-544-6176) in order to apply for building permits. You will need a site plan showing where the home will be placed along with all other plans that the building.
